If LASD pursues 8.6 acres at the Old Safeway site for BCS, good luck. It will be a mess. 8.6 acres does not meet Prop 39 requirements to house 900 students. It would be nice if LASD would be realistic about that and MVCC would require that a smaller school for neighborhood kids be built. But being sensible is never part of the equation with LASD trustees (former and current). It will cost everyone much more money than Measure N at the end of the day (decade). Sad. Hopefully, MVCC can make this right.

I don't think LASD is honestly interested in this land. They surely know the current owner is about to break ground on a project which is almost through the city approval process. They have incurred big costs in keeping the property empty to prepare for the development. LASD thinks they can swoop in at the last minute and pay only for the current land value, without addressing the costs already incurred. They're in for a big cost when the owners take them to court. They must know something like this.

The have published data which says they have barely found interest for 598,000 feet of TDR's and the cost is the minimum $130 per foot. Nothing binding has been signed. So LASD would be taking a risk on this. They could end up with the land, but a huge monster bill leaving them no construction funding. Their arguments about why they need to do eminent domain on this land are very very weak. They argue that the want SMALL schools, but they have laid no grounds that says the small schools need to be spaced apart. They have plenty of land if they build 2 schools side by side on spearate 6 to 8 acre sites within one of their 3 monster land parcels of 20 acres or so. At Covington with the city park (part of their plans for MV design to get funding), the combined site is 22 acres of land, so they could build 3 7 acre schools in principle by judicious design (overlap 2 of them to each use 3 acres of the park for recreation space, but buildings on the district owned land).

They've made no test of busing, not purpose built trials of 2 schools on one site with good facilities. The only issues with the 2 schools at Egan and 2 schools at Blach have been related to the slap dash haphazard design of the added school.
