Fantastic that rent control Measure V to protect tenants looks like it will win and the city council's awful counter Measure W won't. Congratulations MV voters. Perhaps you will inspire us here in Palo Alto.

I'd be curious to know what the population of MV is now. How many renters there are in MV. How many out of that total are protected by Measure V. And those who are protected- who do they work for (large corp, small business, sole proprietor, non-profit, etc). How many have their building owned by a single person/couple, a group of people, a business or a corporation. How many of their landlords live in MV, in Santa Clara or San Mateo County, or further away. And how well do their landlords know their renters as a human being. How well do renters & their landlords treat the property.
And how do those who are not protected by this rent Measure: same questions.

I am a landlord and I know my tenant quite well.
I know this young mother wants to keep her kids in the MV-Los Altos school district.
I know that she is already $1,300 below market rent.
I know that I will lose money as I offered a modest new lease increase one month after the the arbitrary retroactive date on on the Measure.
And I know as a result that the modest new lease just got me to 'par' on my expenses - so I will have to sell the property and the tenant likely won't be able to keep her kids in the school district.
