Mobile home residents brace for battle

For the hundreds of people living at the Santiago Villa mobile home park, the proverbial straw that broke the camel's back came in the form of a letter from the landlord. The letters sent last month warned many of the 358 households in tightly worded legal language that their homes needed immediate work.

This is another aspect of the cost of living / affordable housing issue, which has come up in the paper before.

As far as I can tell, the owner is trying to bring the rents closer to market -- a little at a time. There's a strong argument to be made that the landlord is actually generous, because they're still renting them for less than half of the market price.

If you're only paying $800/month to live in this town and if the market rate for your mobile home is close to $4000, you're really only paying 20% of the cost your rent, so someone has to pay the other 80% .... (government, or the landlord)

Maybe you all need to march on City Hall and let them know they are no better than Google. It is all about GREED. to hell with the seniors of this country after all it is our fault for being such hard workers and raising spoiled brats to run our corporations and county and Cities.
We should be ashamed of what is happening to our seniors and low income families. Next we will be pushed out of our cars in a parking lot.

The park rents homes it owns at around $3,000-$4,000, that's both the home and the space the house is on. Web Link

Residents who rent the land, older residents pay nearer $800-$1,000, new residents pay nearer $2,000 for just the concrete space (no utilities, just the concrete) to place their home. Those residents often have mortgages they personally pay on top of space rent.

So to compare the $4,000 number to $800 isn't an accurate comparison, since residents who pay space rent, bought their home separately. I wish people weren't so quick to criticize working class and older members of our community, especially without the complete facts.

What is the value of a space of concrete in Mountain View is certainly debatable, but the vulnerability of mobile home residents, especially the elderly to rent increases is undeniable.

When rent rises on renters, renters only have to move themselves, which is no small inconvenience to some, but mobile home owners, when rent rises on them, they can't move their home, that's not how mobile homes are built, despite their namesake. So mobile home owners feel compelled to pay whatever they are asked to pay, especially when each rent increase makes their home less desirable to buyers.

Ms. Ahmad is correct that Santiago Villa is a wonderful neighborhood because of the work of both management and residents. Hopefully, both sides, and members of the broader MV community approach this issue with compassion.

I live in SVMHP and was one of the ppl asked to have her home powerwashed AFTER just having it washed & painted last June following termite removal & having new steps put in.
Why should we pay 2k/month for freeway sounds and access to Google? Malibu mobile home parks don't even charge that & many of their homes are into the millions in cost! Please, Get real!

Silence is acceptance. Most people are happy to "follow rules" if they are reasonable. Send your complaints to the mayor of your city and your city council and attend their meetings. Realtors,developers and greedy landlords have lobbyists to defend them. You don't. But you all VOTE. Voice your complaints for all to hear.

If you compare the homes, I bet the $4000/month is a lot nicer looking than the 30 year old $800 /month place. Many new places do not even have wheels and are called prefab homes.

Most of the politicians on the city council will show mobilehome park residents the same regard shown to apartment renters. Don't turn your back to these politicians. Just leave town quietly. Make room for the boom.
