I can't see why any health club for an "upwardly mobile, affluent clientele" with "disposable income" would want to locate in Rite Aid at Grant and El Camino. There aren't a whole lot of wealthy people living near there, and that location is a worn down and gritty. Also, traffic on at Grant and El Camino is pretty awful a good part of weekday mornings and afternoons, particularly when schools are in session. They'd be far better off to look for more suitable locations, such as Los Altos or Menlo Park, close to where their proposed clientele live.
